Q:
How Does One Control The Cost Of A Project?
A:
An Architect should spend the additional time it takes to bring complete planning and technical information to the project and provide pricing accuracy during the bidding and negotiation process. Without investing the additional time in building design review, detailed interior space planning, and personal assistance in selecting building materials, fixtures and finishes . . . change orders and cost overruns can be a major problem.

Q:
How Much "Upfront" Planning Should You Do?
A:
There are three critical factors needed to ensure a properly planned and executed project. These include; 1) financial considerations, 2) the customer’s perspective and 3) the Architect's necessary skill level and administrative processes. The lack of a thorough pre-design plan hinders every remaining phase of the project.

Q:
Will the Architect maximize your construction dollar and minimize your ownership costs?
A: BCL works within your budget and helps you select the appropriate materials and workmanship at a fair price. Items specified in your project will be researched and costed for your review and incorporated into your specifications. Brim Consulting can integrate energy efficiency into your building to lower your overall operating costs. Also, BCL will assist you in choosing materials and finishes that are durable and efficient as well as beautiful . . . saving you money on future maintenance and replacement costs. Finally, BCL believes that a properly-designed and well-built project will give you a higher resale value.

Q:
Will the Architect manage your project from pre-construction services through punch list development and resolution?
A:
From beginning to end, BCL protects your interests and pursues ways to make the design and construction processes go smoothly. The entire process includes researching the applicable complex building codes and zoning ordinances. We will help you chose qualified construction contractors. During construction, Brim Consulting visits the site to help you verify that the project is being built according to the plans and specifications you’re expecting. BCL will provide and coordinate various engineering and other complementary design services, when necessary.

Q:
Whose responsibility is it when problems occur during the construction of your building?
A: Sometimes, it’s your responsibility! Why? Some clients don't know the right kind of questions to ask. Many Architects attempt to cut internal costs by reducing their level of service at the client’s request. Brim Consulting believes this is unprofessional and unnecessary. Responsibility is not value driven.
